If there were appliances (e.g. a washing machine or toaster) in the property when you moved in, it’s the landlord’s responsibility to fix or replace them if they break down through normal use (also known as ‘normal wear and tear’). You may be liable for the cost of repairs if you carelessly break the appliance. If the damage is caused accidentally -- or through a fire, flood or explosion -- you don’t have to pay for the repairs.
If the appliance breaks down because you’ve intentionally damaged it, or you carelessly or accidentally break it (not through fire, flood or explosion), then it’s your responsibility to fix or replace the item.
If you have to pay, the maximum amount is either the landlord’s excess or four weeks’ rent, whichever is lower.
